The Orem Problem Is Uniformity, Not Variety
Orem is the opposite of Provo. Where Provo spans ninety years of construction, Orem is concentrated: most of the city was built after 1970, and the median home dates to roughly 1989. Of the city’s roughly 32,835 housing units, just over half are detached single-family homes.
That concentration is useful, because it means the problems are predictable. A very large share of Orem housing was built to energy standards two or three code cycles out of date, with fiberglass batts that have now had thirty to fifty years to compress, sag and settle. Insulation is not permanent, and in Orem a great deal of it is simply finished.

Why Ramblers Are the Best Value in Orem

Two things fall out of that. First, the air seal itself is the cheap part, and it is where most of the performance comes from. Second, removal can cost as much as the foam, which is exactly why it is quoted separately instead of buried in one number. Clean, dry settled fiberglass can usually stay, and then that row disappears entirely.
